
Real estate developer Signature Global (India) Ltd reported a 25% quarter-on-quarter increase in pre-sales to ₹1,970 crore for Q1FY27, compared with ₹1,570 crore in the preceding quarter. However, pre-sales were 25% lower year-on-year from ₹2,640 crore in Q1FY26. The company sold 226 units during the quarter, compared with 378 units in Q4FY26 and 778 units in Q1FY26. The area sold stood at 0.72 million square feet, down from 1.62 million square feet in the previous year and 1 million square feet in the March quarter. The sequential growth was primarily driven by the successful launch of the first phase of Tonino Lamborghini Residences, marking the brand's entry into the Indian real estate market through this premium residential project.
Average sales realisation increased to ₹17,093 per square foot in Q1FY27 from ₹15,250 per square foot in FY26, primarily due to the launch of its premium residential project, Tonino Lamborghini Residences. As reported by CNBC TV18, the company made its entry into the branded residences segment through this project, developed in collaboration with the Italian brand Tonino Lamborghini. The first phase of the project, located on Southern Peripheral Road (SPR), Sector 71, Gurugram, received a strong market response and marks the brand's entry into the Indian real estate market. The shift towards high-margin premium projects like Titanium SPR and Sarvam Reserve highlights the company's strategic move from volume-led affordable housing to value-led premium development. Strong demand for residential property in Gurugram remains the primary growth engine, with rising realizations suggesting pricing power and successful inventory mix towards luxury segments.
Collections declined by 28% to ₹670 crore in Q1FY27 from ₹930 crore in the corresponding quarter last year and ₹920 crore in Q4FY26. According to Business Standard, net debt increased to ₹390 crore as of June 30, 2026, compared with ₹200 crore at the end of FY26. The company maintained cash and bank balances, including fixed deposits, of ₹2,522 crore as of June 30, 2026. The operational numbers are provisional, subject to audit, and figures for pre-sales, units sold, area and collections are net of cancellations. As per Business Standard, the company stated that the net debt stood at ₹200 crore as on March 31, 2026, and the increase reflects the company's expansion plans.
Shares of Signature Global (India) Ltd gained 2.2% on Wednesday to ₹841.5 following the quarterly business update. As per CNBC TV18, the stock is up 6.7% over the last one month but is down 25% so far this year. Pradeep Kumar Aggarwal, Chairman of Signature Global, said, "Strong pre-sales and robust collections during the June quarter reflect the continued trust in our brand, the strength of our execution, and sustained demand for our developments." According to Business Standard, the company sold properties worth ₹8,250 crore in the 2025-26 fiscal and became the fifth-largest listed real estate firm in terms of sales bookings. The sequential growth in pre-sales was supported by sustained demand for the company's projects and its execution-led growth strategy.
Looking ahead, Signature Global said its development pipeline remains robust, with 21.2 million sq. ft. of recently launched projects, 19.8 million sq. ft. of upcoming developments, and 12.3 million sq. ft. of ongoing projects—including 7 million sq. ft. under construction and 5.3 million sq. ft. that have received occupancy certificates—scheduled for execution over the next four to five years, as per the company's regulatory filing. This substantial pipeline provides strong visibility for future growth and reinforces the company's position in the competitive real estate market. The Indian real estate sector is witnessing a 'K-shaped' recovery where established, branded developers are gaining market share, with Gurugram specifically showing strong demand for high-rise premium apartments outpacing mid-income housing supply. In April, Signature Global tied up with Italian lifestyle brand Tonino Lamborghini to develop a luxury housing project in Gurugram with an investment of nearly ₹2,900 crore, developing 812 homes in the 12.4 acre project.
