India's real estate sector experienced a sharp selloff on Friday as the Nifty Realty index plummeted 4.50% to hit an over two-month low of 832.8, with all constituents trading in the red. According to Business Standard, Lodha Developers emerged as the top laggard with a 7.56% intraday decline, followed closely by Godrej Properties which fell 7.42%. Other major players including Prestige, AB Realty and Oberoi Realty declined 4-5% each, while DLF dropped 3.94%, Brigade Enterprises fell 3.5%, Phoenix Mills declined 3.4%, Anant Raj dropped 2.9% and Sobha fell 2.7%. The selloff was triggered by rate hike bets gathering steam following inflation concerns amid rising crude oil prices and spike in bond yields, with Indian bond yields spiking past the 7% mark as a double whammy of rising oil and US yields sapped investor appetite.
India's residential real estate sector is entering the middle stage of its current cycle, with developers shifting focus from debt reduction to capital deployment, project execution and development of annuity assets, according to a report by Nuvama Research. As reported by ANI, the balance sheet repair phase that characterised the sector in recent years is largely over, with developers now having stronger balance sheets, lower leverage and significant liquidity supported by equity fund raising. The focus is increasingly shifting towards deploying capital and generating returns from new investments, as the easy gains from deleveraging and working capital release are largely behind the sector. Nuvama noted that while the fundamentals of the sector remain resilient, the housing cycle itself has entered the middle stage, with the focus now on execution, capital allocation and return on incremental investment.
India's top real estate developers are competing aggressively for prized land parcels as soaring land prices have pushed developers towards premium housing to improve project profitability and offset higher acquisition costs. According to Mint, M3M India emerged as the highest bidder for a 12.5-acre land parcel in Noida's Sector 108 for ₹1,839 crore, against a reserve price of ₹835 crore set by the New Okhla Industrial Development Authority. DLF was the other bidder at the final stage, while Godrej Properties won a bid for a 4.95-acre parcel in Noida's Sector 151 for ₹331.75 crore. Between 2021 and the January-March quarter of 2026, over 18,100 acres of land changed hands, with annually transacted acreage rising from 813 acres in 2021 to 6,181 acres in 2025, as reported by Cushman and Wakefield.
The real estate sector's sharp decline reflects its rate-sensitive nature, with higher interest rates creating significant pressure on the sector. As reported by Business Standard, crude oil prices are currently heading towards $110 per barrel and creating pressure on inflation through rising bond yields. Kranthi Bathini of Wealthmills Securities explained that "Central banks may have to take a stance on controlling inflation, even though the current inflationary pressure is being driven by crude prices. Given the high volatility in crude prices, any rate hike or higher interest rates, along with rising bond yields, would definitely create pressure on interest-rate-sensitive sectors. Realty is one of the key rate-sensitive sectors as well." However, experts note that over the long term, interest rates are expected to soften, and despite current headwinds, there is strong demand in Indian real estate.
Premiumization continues to dominate the launch pipeline with homes priced below ₹1.5 crore accounting for 47% of new launches in Q1 2026, down from 85% in Q1 2022, while homes priced ₹1.5-4 crore increased from 14% to 44% and homes above ₹4 crore rose from 1% to 9% over the same period. As reported by Care Edge Rating, this shift towards premium and luxury segments offers cushion against soaring construction costs, as these segments tend to absorb price hikes better than affordable housing. Nomura's discussions with Prestige Estates Projects, Godrej and Lodha Developers indicate sustained traction in existing projects, with these companies targeting 18-20% pre-sales goals in FY27. Godrej Properties has been actively buying land parcels across several cities, purchasing two land parcels in Kolkata and Gurugram this year for around ₹1,325 crore to develop housing projects with expected total revenue of over ₹6,000 crore from both projects spread across 16 acres.
