Mumbai's housing market delivered its strongest July performance in over 14 years, with residential property registrations reaching 13,824 units in July 2026. According to a Knight Frank India report, the city recorded 13,824 residential properties registered within the limits of the Brihanmumbai Municipal Corporation (BMC), representing a 10% year-on-year increase from 12,579 units in July 2025. This marks the highest property registrations in the month of July since at least 2013, as reported by the Maharashtra Department of Registrations and Stamps. As per Knight Frank India analysis, the sustained momentum reflects resilient end-user demand and enduring confidence in homeownership, with the city's residential market continuing to demonstrate remarkable depth despite a high comparative base from previous years.
The strong registration numbers were accompanied by significant growth in government revenue from property transactions. Stamp duty collections are projected to reach ₹1,223 crore in July, marking an 8.9% year-on-year increase from ₹1,123 crore in July 2025 and 13% sequential growth from ₹1,086 crore in June 2026. According to the Knight Frank India report, this demonstrates that demand for higher-value homes remained resilient even as overall transaction volumes stayed broadly steady. The sustained momentum reflects resilient end-user demand and enduring confidence in homeownership, with government revenue from stamp duty collections expanding alongside volume growth. Shishir Baijal, International Partner, Chairman and Managing Director of Knight Frank India, noted that while transaction volumes remained broadly stable both year on year and sequentially, revenue recorded a marked increase, underscoring sustained demand for higher-value homes. The higher revenue indicates that buyers continue to purchase premium homes, even as transaction volumes remain largely stable.
The latest data reveals a significant shift toward premium home purchases, with Shishir Baijal, International Partner, Chairman and Managing Director of Knight Frank India, highlighting that even as buyers become more discerning, demand for quality residential developments remains healthy. The sustained performance reflects Mumbai's residential market's continued momentum over the past year, supported by healthy end-user demand, ongoing infrastructure development and sustained confidence in home ownership. Stamp duty collections have grown alongside volume, rising from ₹287 crore in July 2013 to ₹1,223 crore in July 2026, demonstrating the sustained growth of Mumbai's residential real estate market.
