Real estate developer Max Estates Ltd has officially launched its ambitious residential project 'Estate 105' in Sector 105, Noida, with the first phase estimated to have a Gross Development Value (GDV) of ₹3,000 crore. According to CNBC TV18, the project was launched on Friday, March 20, 2026, and represents a significant expansion for the company. However, shares of Max Estates Ltd ended at ₹367, down by ₹7.50, or 2% on the BSE on the same day, reflecting mixed market sentiment despite the project launch.
The residential community 'Estate 105' is part of a larger planned development spanning 10.33 acres and comprises 270 homes across two residential towers. As reported by CNBC TV18, the project is designed as a low-density, movement-first residential community positioned to integrate movement into daily living. The development is IGBC Platinum pre-certified and includes 2.5 acres of car-free biophilic landscape, featuring an elevated jogging track that loops around the estate and provides dedicated pedestrian access across the campus.
The project offers comprehensive amenities spanning over 72,000 square feet with an integrated sports ecosystem. According to CNBC TV18, the sports block includes a rock climbing wall, padel tennis courts, squash courts, an indoor badminton court and a pickleball court. The project also features nature-led playgrounds, kids' movement areas and a clubhouse called 'The Hub' that houses an indoor pool, gym, spa, restaurant, sports bar and wellness facilities. Located along the Noida-Greater Noida Expressway, the project offers connectivity to the DND Flyway and is adjacent to a 35-metre-wide, approximately 3-acre green belt.
Sahil Vachani, Vice Chairman and Managing Director of Max Estates, emphasized the project's focus on movement-centric living, stating that "In our busy lives, we often forget to pause and remember that movement is key to our well-being and perhaps the most meaningful luxury of all." As per CNBC TV18, Vachani highlighted the research showing that habits are directly influenced by immediate surroundings, emphasizing the need for an environment that makes movement effortless, social and joyful.
