
Veteran investor Madhusudan Murlidhar Kela, former Reliance Capital chief investment strategist, has purchased an ultra-luxury apartment in DLF's marquee residential project, The Dahlias, in Gurugram for ₹120.71 crore, according to latest media reports. The apartment is located on the 20th floor of Tower 1 in The Dahlias, a luxury residential development in DLF City Phase 5, Sector 54, Gurugram. The unit features a carpet area of 6,233.39 square feet and comes with five parking spaces. The agreement for sale was registered on April 15, 2026, between DLF Limited and Madhusudan Murlidhar Kela, with the total consideration value including applicable taxes and charges. Under the Haryana Real Estate Regulatory Authority (HRERA) guidelines, DLF has committed to delivering possession of homes in The Dahlias by December 31, 2031.
According to DLF's latest presentation, the company has sold apartments worth ₹18,562 crore till March 2026, demonstrating exceptional performance in the ultra-luxury segment. DLF Home Developers Managing Director Aakash Ohri noted during the company's earnings call that around 60% of the project's inventory has been sold, including 32 units during the March quarter alone. The 60% of total apartments have been sold in the ongoing project, as per DLF data, indicating robust market demand for premium housing. DLF launched its 17-acre super-luxury housing project 'The Dahlias' at Gurugram in October 2024, comprising 420 apartments and penthouses with a revenue potential of ₹40,000 crore. The project has already seen significant sales, with around 60% of apartments sold and substantial revenue potential, positioning it as one of the most successful ultra-luxury developments in the region.
The continued rise in prices at The Dahlias underscores the resilience of India's luxury residential market, particularly in Gurugram. Apartments initially launched at around ₹60 crore are now valued at nearly ₹90 crore, while units that debuted at approximately ₹75 crore are currently commanding prices close to ₹110 crore. DLF executives have highlighted strong demand and rapid appreciation in property values since launch. Newly released inventory in the project is now being priced at around ₹135 crore per residence, bringing The Dahlias on par with DLF's flagship luxury development, The Camellias. The purchase is among a growing list of marquee deals at the project, reflecting sustained demand for luxury housing in the National Capital Region (NCR). In October 2025, a Delhi-based industrialist acquired four apartments in the development for approximately ₹380 crore, while earlier, cricketer Shikhar Dhawan purchased a residence in the project for an estimated ₹69 crore.
According to industry experts, India's wealthy investors are increasingly turning to luxury real estate as a store of value and long-term wealth creation asset. "High-value transactions such as these reflect a broader shift in how India's affluent buyers are approaching real estate. Luxury residential assets are increasingly being viewed not just as lifestyle purchases, but as long-term wealth preservation assets," said Chopra from DLF. He noted that wealth generated through entrepreneurship, capital markets, startup exits and global business expansion is increasingly finding its way into premium residential properties in established and supply-constrained markets such as Gurugram, Mumbai and Bengaluru. "What makes locations like DLF particularly attractive is scarcity, address value, strong end-user demand and long-term capital appreciation potential. For many HNIs and UHNIs, these homes offer a combination of lifestyle, legacy value, portfolio diversification and wealth preservation," he added. The latest deal also highlights the strong capital appreciation enjoyed by early investors in India's luxury real estate market, with well-located and supply-constrained micro-markets continuing to command premium valuations.
"Gurugram has firmly established itself as one of India's most attractive real estate destinations, driven by infrastructure-led growth across corridors such as Golf Course Extension Road, Dwarka Expressway and Southern Peripheral Road, alongside a strong corporate ecosystem and world-class social infrastructure," said Malik. Rishi Raj, CEO of Conscient Infrastructure, believes rising HNI and NRI participation in Gurgaon's luxury housing market reflects changing global capital allocation strategies. "The surge in HNI and NRI participation in Gurgaon's luxury housing market is not happening in isolation. It is a direct response to how capital is being reallocated globally. When equity markets become volatile and fixed-income returns remain uncertain, investors naturally gravitate towards assets that offer both capital preservation and long-term appreciation," he said. Rajat Khandelwal, Group CEO of Tribeca Developers, noted that "Gurugram has evolved into a magnet for professionals and entrepreneurs drawn by its cosmopolitan lifestyle, robust infrastructure and status as one of India's most prominent corporate hubs."
