L&T Realty has unveiled ambitious expansion plans with ₹25,000 crore worth of residential launches planned across Mumbai, NCR, and Bengaluru in the second half of FY27. According to CEO Anupam Kumar, the company will launch three to four projects with two launches each in NCR and Bengaluru, alongside Mumbai. These will be large developments released in phases rather than entirely at once, with the combined launch potential across all three cities totaling ₹25,000 crore. As Kumar explained, the upcoming pipeline will be spread across the three cities with significant development potential, creating a unified, future-ready real estate entity. Most of these launches are scheduled from October onward, with Gurugram, Bengaluru and Mumbai having a combined launch potential of ₹25,000 crore.
The real estate arm of the $32-billion Larsen & Toubro conglomerate is targeting significant portfolio growth with over 70 million square feet of development potential currently under execution or planning. As reported by Kumar, the company aims to scale this to close to 150 million square feet over the next five years through a capital-led approach. The consolidation of all L&T's property assets under L&T Realty will create a unified, future-ready real estate entity, with residential remaining the principal business while commercial development plays a complementary role. The portfolio mix is expected to be approximately 85:15 in favor of residential, with commercial projects providing annuity income through owned land in Powai, Bengaluru, and Chennai, with close to 22 million square feet of commercial development expected to contribute to this income stream over the next five years. Kumar emphasized that this is not growth for the sake of scale, but a calibrated expansion anchored in existing strengths across Mumbai, NCR, Bengaluru and Chennai, with selective land positions in future growth corridors.
L&T Realty's growth model rests on four pillars: land and redevelopment opportunities, differentiated premium and luxury products, technology-led execution, and a customer-centric sales engine. As Kumar explained, the company's engineering heritage gives them a structural advantage in delivering large, complex developments. They are investing in technology, including a single AI command centre that integrates design, cost, sales, CRM, financial modelling, competitive tracking and forecasting. The company's immediate priority is to acquire projects and build the pipeline, with the objective to maintain at least 12 quarters of ready-to-launch visibility while retaining flexibility to respond to evolving market conditions. Kumar noted that the consolidation of group real estate assets under L&T Realty is moving through required statutory and regulatory approvals, with the National Company Law Tribunal (NCLT) approval process expected to conclude shortly.
L&T Realty reported steady Q1FY27 performance following a record ₹10,000 crore sales achievement in Q4. According to Kumar, Q1FY27 was broadly in line with expectations and reflected steady performance following the record fourth quarter. The company expects stronger momentum in Q3 and Q4 supported by several large-sized launches, with the upcoming pipeline offering 12 quarters of visibility providing more predictable runway for launches and resource planning. While the first half of the year is expected to be measured, the company anticipates 12 quarters of visibility by year-end, making it more valuable than pursuing arbitrary milestones. The company's commercial portfolio, being developed largely on owned land, will provide annuity income, steady cash flow and resilience through market cycles.
Kumar acknowledged that the sector faces challenges including approval delays and policy inconsistency, noting that real estate requires more transformative reform than infrastructure. The company expects 10% price growth across MMR and top markets, with Bengaluru following a similar trajectory. Despite current moderation in housing sales, particularly in affordable segments, Kumar expressed confidence that demand for quality housing remains intact, expecting market strengthening from the latter part of Q2 around the festive season. The company's consolidation strategy sets the stage for potential public listing down the road, with Kumar noting that creating a single, identifiable real estate entity is part of the rationale for building a business that can perform across cycles.
