India's five publicly listed REITs achieved a landmark milestone in FY26, distributing over ₹8,900 crore to unitholders, representing a 50% increase from the previous year. According to reports from Mint, these REITs collectively distributed over ₹2,566 crore to more than 4.25 lakh unitholders during the fourth quarter ended March 31, 2026. The distribution growth reflects the sector's expanding role in India's capital markets ecosystem.
The five REITs collectively manage a portfolio spanning over 187 million square feet of 'Grade A' office and retail real estate across India. As reported by Mint, since inception, these REITs have cumulatively distributed over ₹31,700 crore to unitholders, demonstrating their growing significance within India's capital markets. The total gross asset value of the Indian REIT market stood at over ₹2.72 lakh crore as of Q4 FY26, while the combined market capitalisation of the REIT sector reached over ₹1.7 lakh crore as of May 22, 2026.
Alok Aggarwal, Managing Director & CEO of Brookfield India Real Estate Trust and Chairperson of the Indian REITs Association (IRA), described FY26 as another landmark year for the Indian REIT industry. According to Mint, Aggarwal highlighted the sector's growth with the addition of one more REIT, taking the total number of listed REITs to five in FY26, reflecting growing confidence in the platform. He emphasized that the cumulative distribution of over ₹8,900 crore represents robust year-on-year growth, underscoring the resilience of underlying assets and sector's ability to deliver stable cash flows.
REITs operate by using investors' money to purchase and manage rent-yielding commercial properties, with a mandate to distribute 90% of net cash flows to unitholders on a regular basis. As reported by Mint, while dividends are paid from rental profits, unitholders can also earn income through interest from loans provided by REITs to underlying properties or special purpose vehicles. Payments are typically made twice yearly, with some REITs offering quarterly distributions, with money credited directly to unitholders' bank accounts linked to their demat accounts.
The Indian REITs Association, formed under SEBI guidance with Brookfield India Real Estate Trust, Embassy Office Parks REIT, Mindspace Business Parks REIT, Knowledge Realty Trust, and Nexus Select Trust as members, views FY26 as a significant milestone. According to Mint, Aggarwal noted that as India's commercial real estate market continues evolving, REITs are emerging as a preferred investment avenue for both domestic and global investors seeking transparent, professionally managed, yield-generating assets. The sector's expanding role in India's financial markets reflects growing confidence in the platform's long-term growth potential.
