Madhya Pradesh has emerged as one of the leading states in implementing the Pradhan Mantri Awas Yojana–Urban (PMAY-U) programme, with the Centre and state government extending housing benefits to more than 80,000 families. According to reports from Devdiscourse, under PMAY-U and PMAY-U 2.0, more than 10.39 lakh houses have been sanctioned across the state, while over 9.08 lakh houses have already been completed. The programme was held in Sanwer, Indore district, in the presence of Union Minister for Housing and Urban Affairs Manohar Lal and Madhya Pradesh Chief Minister Dr Mohan Yadav. The event witnessed Grih Pravesh ceremonies for nearly 38,000 families who have completed construction of their pucca houses across different districts of Madhya Pradesh.
Under PMAY-U 2.0, sanction letters were distributed to more than 42,000 eligible beneficiaries with government assistance worth approximately ₹1,050 crore. As reported by Devdiscourse, the programme provides financial assistance of up to ₹2.5 lakh to construct, purchase or rent a pucca house in urban areas. The scheme is not only providing secure housing but also improving access to essential services, better living conditions and livelihood opportunities. The programme promotes women's empowerment by requiring houses to be registered in the name of the female head of the household or under joint ownership, further strengthening the state's efforts to provide permanent housing assets to urban families who previously lacked secure accommodation.
India's housing and urban development sector is positioned for transformative growth as rapid urbanisation accelerates. According to a joint report by KPMG India and the National Real Estate Development Council (NAREDCO), the urban population is projected to reach around 40 per cent by 2036 and nearly half of India expected to live in cities by 2050. As reported by Zee News, these demographic shifts will significantly influence the trajectory towards Viksit Bharat 2047, making strategic choices in housing, planning and financing critical for sustainable urban development. The latest PMAY-U success in Madhya Pradesh demonstrates concrete progress towards achieving these ambitious urbanisation targets.
The sector currently remains fragmented and largely informal, with low institutional participation and limited yield attractiveness for investors. As reported by Zee News, the report suggests rental housing can be formalised into a structured asset class through measures such as GST rationalisation, inclusion under priority sector lending, conversion of vacant housing stock into rental assets, and development of co-living and segment-specific housing models for students, workers and senior citizens. Adoption of Affordable Rental Housing frameworks and public asset monetisation is expected to significantly expand supply beyond the current fragmented market structure.
Parveen Jain, National President of NAREDCO, emphasised that the real estate sector would be central to India's development and called for stronger collaboration among government, industry and financial institutions to accelerate housing and infrastructure delivery. As reported by Zee News, the report concludes that India's urban transformation will depend on execution-driven reforms, stronger institutional frameworks and deeper public-private collaboration, with a balanced focus on affordability, rental ecosystem development and regulatory resilience expected to define the next phase of sustainable urban growth. The PMAY-U success in Madhya Pradesh reinforces the government's commitment to ensuring affordable and dignified housing for all urban families across the country.
