Grade-A office spaces are experiencing robust demand-driven absorption, with all-India vacancy levels declining to 12.3% in Q3FY26 from 12.7% in Q2 and 13.9% in Q3FY25, according to Propstack data compiled by Kotak Institutional Equities. Global capability centres (GCCs) and flexible-space operators continue to dominate market demand, while the IT sector's share in leased area has fallen to around 30% from 43-45% three years ago. This shift reflects the evolving nature of office space requirements as traditional IT companies adapt to changing business models. The strong demand environment is supported by emerging technologies like AI and automation, which are intensifying cyber, data governance, and operational risks while accelerating business model transformations.
ICICI Securities estimates pan-India Grade-A net absorption of 55 million square feet in 2026, 58 msf in 2027 and 61 msf in 2028, with over 50% of this demand expected to be driven by GCCs. The projected growth trajectory suggests sustained demand for premium office spaces, though potential AI-led disruption to traditional IT business models could impact future hiring patterns and subsequently affect office space requirements. As reported by BDO's Techtonic States report, emerging technologies are reshaping operating models, cost structures, and risk at a rate that outpaces traditional planning and capital allocation frameworks.
Most of the five listed Reits are already above 90% committed occupancy with targets to improve to 93-94% by FY26-end. Listed Reits delivered 8-15% year-on-year DPU growth in FY25, with ICICI expecting double-digit DPU growth in FY26 for its coverage universe, featuring distribution yields at 6-7% over FY26-27. To fuel expansion, Reits have raised significant capital, with over ₹5,320 crore of equity and ₹4,300 crore of debt capital raised in Q3FY26 according to BOB Capital Markets report. The strong performance comes as boards increasingly focus on digital literacy and governance mechanisms to manage technology-driven risks while protecting long-term resilience.
Major Reits are actively expanding their portfolios through strategic acquisitions and developments. Brookfield India Real Estate Trust entered the Bengaluru market with the acquisition of a 7.7 million square feet Grade-A office campus 'Ecoworld' in Q3FY26. Mindspace Business Parks Reit has 3.6 million square feet under-construction and acquired three prime commercial assets from sponsor K Raheja Corp. Embassy Office Parks Reit has 7.6 million square feet under-construction and acquired the Pinehurst office asset in Bengaluru. These expansion activities reflect the sector's confidence in sustained demand and the need to adapt to evolving technology requirements.
Despite strong current performance, several risk factors could impact future growth. As reported by BOB Capital Markets, Embassy and Mindspace would be most exposed to refinancing risk with nearly 48% and 46% of total outstanding debt maturing over FY27-28 respectively. Additionally, shares of Reits have rallied 16-33% in the last one year, outperforming the Nifty 50 index, but potential AI disruption and supply increases could lead to occupancy stagnation. According to the recent BDO Board Survey, only 41% of directors believe their boards are highly effective at establishing risk tolerance and appetite, including fraud risk, suggesting a structural gap between the growing complexity of today's threat landscape and management teams' ability to operationalize effective oversight and response.
