Embassy Developments (EDL) has announced the appointment of Neel Virwani as Chief Business Officer, effective October 1, 2026. According to the company's latest announcement, the appointment was approved by the Company's Board of Directors and shareholders as Senior Management Personnel. Virwani joins the company as a Promoter at Embassy Group and represents the next generation of leadership within the organization. The strategic executive appointment signals a planned next-generation transition, with Virwani having shadowed leadership since April 2024 in his previous promoter role. As Chief Business Officer, Neel will lead EDL's operations across North and West India, with a particular focus on the Mumbai Metropolitan Region (MMR) and the National Capital Region (NCR). He will be responsible for driving portfolio expansion, spearheading new business initiatives, and overseeing project structuring and execution across the Company's owned and development management portfolio.
Under Virwani's mandate, the company is prioritizing high-value micro-markets including the Mumbai Metropolitan Region (MMR) and National Capital Region (NCR) for operational focus. As reported by multiple sources, this strategic shift represents a clear move to operationalize the company's development management and owned portfolio outside of its traditional South India stronghold. The leadership transition comes as EDL positions itself to scale operations in these competitive but high-margin markets, with the success of the new Chief Business Officer in executing projects in Mumbai and NCR regions being the primary driver of the company's next phase of growth. Virwani has been instrumental in evaluating new markets and expansion opportunities, while also maintaining close involvement with the Group's family office and investment activities.
The company has set aggressive FY27 targets of ₹6,000 crore in pre-sales from owned developments and ₹2,000 crore from development management projects, totaling ₹8,000 crore in total pre-sales. According to recent reports, this represents an upgrade relative to the FY26 actual pre-sales of ₹4,631 crore. The targets are backed by a massive 11-project launch pipeline with a gross development value of ₹19,800 crore, indicating significant expansion plans for the upcoming fiscal year. With the company's strong Q1 FY27 performance showing pre-sales surging 338% YoY to ₹868 crore and collections rising 54% to ₹496 crore, achieving these ambitious targets appears highly feasible.
Aditya Virwani, Managing Director of Embassy Developments Limited, expressed confidence in Neel's leadership capabilities, stating, "As we scale EDL across Mumbai and expand into new markets, Neel's leadership will be important to our next phase of growth. His understanding of the business, combined with his perspective on markets and opportunities, will be invaluable as we build EDL into a pan-India real estate powerhouse." Virwani commented on his appointment, "I am excited to take on this role at an important point in EDL's journey. I am grateful to the Board of Directors and our shareholders for their trust in me, and I look forward to working closely with our talented team to build on the strong foundation we have created." This strategic move comes as EDL advances its growth agenda, aiming for approximately ₹6,000 crore in pre-sales from owned developments and around ₹2,000 crore from development management projects in FY27.
