Realty firm Elan Group has announced a strategic partnership with Marriott International for the management of its upcoming hotel and residential towers at a 50-acre township project in Gurugram. According to reports from The Economic Times, the company will build a JW Marriott Hotel Gurugram and JW Marriott Residences at Sector 106, Dwarka Expressway, Gurugram. Elan Group will handle the construction and development of both properties, while Marriott Hotels India Pvt Ltd will manage both the hotel and residences upon completion. Ravish Kapoor, Managing Director of Elan Group, stated that this collaboration marks a glorious chapter in ELAN Group's journey and a transformative milestone for India's luxury real estate sector, introducing the JW Marriott brand to create world-class destinations defining new benchmarks for luxury living. The licensing and management collaboration reflects the shared vision of both companies to deliver an iconic destination that embodies timeless luxury, exceptional design, personalized service and enduring value.
As luxury housing expands across Delhi-NCR, developers are increasingly turning to global hospitality brands to differentiate their projects and offer buyers a five-star lifestyle experience at home. According to recent market analysis, branded residences are bringing the service culture of luxury hotels into residential communities, with buyers willing to pay a premium for 24x7 hotel-like services including concierge, housekeeping, landscaping, spa facilities, and fitness centers. The latest example is Elan Group's partnership with Marriott International, which underscores developers' growing appetite to associate their projects with established hospitality names. While fashion, automobile, and luxury brands can bring design value to residential projects, hospitality companies have a fundamental advantage: they know how to operate service-led properties with trained manpower, infrastructure, and operating systems for concierge services, housekeeping, security, food and beverage, and guest management. Manav Thadani, founder chairman of Hotelivate Savills, noted that buying into a branded residence is perhaps more about a return on ego than a return on investment, but hospitality brands are arguably the best equipped to manage and deliver high-end services.
The partnership includes a JW Marriott Hotel Gurugram and JW Marriott Residences at Sector 106, Dwarka Expressway, Gurugram. As reported by The Economic Times, Elan Group has not disclosed the number of keys in the upcoming hotels and the total units in the JW Marriott-branded residential towers. Sales and marketing activities for the branded residences will commence after obtaining requisite RERA registrations, with the project timeline not specified in the announcement. The residential component will comprise 3, 4 and 5 BHK homes, while the wider township is planned to include luxury residences, hospitality, retail, entertainment, wellness and lifestyle facilities. The development is strategically located with seamless connectivity to Delhi, Indira Gandhi International Airport and Gurugram's leading business and commercial districts.
Ravish Kapoor, Managing Director of Elan Group, emphasized that this collaboration with Marriott International reflects their vision of creating world-class destinations defining new benchmarks for luxury living. According to The Economic Times, Rajeev Menon, President – Asia Pacific (excluding China) at Marriott International, stated that this signing represents an important milestone in Marriott International's continued expansion in one of the world's most dynamic luxury markets. The licensing and management collaboration reflects a shared commitment to create an extraordinary destination that embodies the timeless elegance, exceptional service and enriching experiences for which JW Marriott is renowned globally. Ravish Kapoor added that bringing the JW Marriott brand to their flagship development is driven by a singular purpose—to give customers and homeowners the privilege of experiencing the impeccable hospitality, intuitive service, world-class amenities and timeless elegance that define JW Marriott every single day.
Elan Group's portfolio comprises 15 developments across Delhi-NCR, with a total built-up area of about 25 million sq ft. As reported by The Economic Times, the location in Sector 106 provides connectivity to Delhi, Indira Gandhi International Airport and major business districts in Gurugram. The signing marks a defining chapter in the evolution of Gurugram's luxury real estate and hospitality landscape, with the project set to elevate the country's luxury residential landscape while reinforcing Gurugram's position among the world's emerging global cities. In Delhi-NCR, several developers including M3M Group, Signature Global, Whiteland Corporation, Gulshan Group and Dalcore have entered the branded homes segment to tap rising demand from affluent customers, having tied up with hospitality and lifestyle brands. The market trend shows that affluent buyers are increasingly willing to pay premiums for branded residences that offer superior amenities, concierge services, hotel-style management, and curated experiences that protect property value and support rental appeal.
