DLF is developing a seven lakh sq ft shopping mall in Goa with a projected investment of approximately ₹500 crore, according to reports from ETMarkets, ETRealty, and India Real Estate Report 2026. The mall is forecasted to generate annual rental income of over ₹150 crore and has already secured leases for 70-75% of its space. This undertaking forms part of DLF's strategy that includes three retail projects underway this financial year. As per India Real Estate Report 2026, Sriram Khattar, vice chairman and managing director of DLF Rental Business, confirmed the company's plans to open the premium shopping mall by February-March 2027, with fit-outs expected to begin next month. The property, previously known as DLF Avenue Goa, is located at Plot No. 35 of EDC Patto Plaza in Panaji and is registered as a commercial project with a total covered area of 9,053.72 sq m.
As reported by ETMarkets, ETRealty, and India Real Estate Report 2026, PVR has secured space for a five-screen cinema at the Goa property, while Shoppers Stop is among the other retailers that have signed up for the mall. Average rentals at the Goa property are around ₹175-180 per sq ft on super built-up area, according to Pushpa Bector, group executive director and business head-retail at DLF Cyber City Developers. The four-storey mall will house nearly 220 brands and will also feature a food court. The company is primarily targeting local consumers rather than building the business case around tourist demand. As per India Real Estate Report 2026, Bector emphasized that "Promenade Goa is planned mainly for Goans" and aims to give them a quality shopping, F&B, and entertainment experience, adding that the mall will help create several job opportunities for the local population.
According to Bector's statements to ETMarkets, ETRealty, and India Real Estate Report 2026, the mall's location in Panaji and its connectivity to North and South Goa provide access to a wider local catchment. The company is focusing on local Goans as the primary target market rather than relying on tourist traffic. This approach aligns with DLF's preference for developing and retaining retail assets rather than monetising them through a retail REIT. As per India Real Estate Report 2026, Bector noted that "There has to be a compelling proposition for us to get into a REIT," adding that DLF already has GIC as a long-term partner, owns the underlying land for several projects and is able to raise capital for mall development, while the payback from such assets remains attractive.
As reported by ETMarkets, ETRealty, and India Real Estate Report 2026, DLF has recently opened Midtown Plaza (about 2.8 lakh sq ft) in Moti Nagar, Delhi, while Summit Plaza (about 1.15 lakh sq ft) in DLF 5, Gurugram, has become operational. The company continues to prefer developing and retaining retail assets rather than monetising them through a retail REIT, with management stating there must be a compelling proposition for entering a REIT structure. According to India Real Estate Report 2026, DLF Cyber City Developers (DCCDL) is the principal rental platform of the DLF Group and develops and operates office, IT/ITeS, technology park and retail assets, with DLF owning 66.67% of DCCDL while Singapore sovereign wealth fund GIC holds 33.33%. The company currently operates around 10 retail properties with a portfolio spanning around 5 million sq ft of operational space.
According to reports from ETMarkets, ETRealty, and India Real Estate Report 2026, Khattar announced that DLF has launched about 6.5 million sq ft of office space at DLF Downtown in Gurugram, which is expected to complete in around two-and-a-half years. The development will also include about two million sq ft of retail space. In Chennai, DLF is developing about 3.5 million sq ft of additional office space at Downtown Taramani, expected to be completed around FY28. In its May 2026 earnings call, management had confirmed the timeline for the Chennai project. As per India Real Estate Report 2026, these developments are part of DLF's broader retail strategy that includes the Goa mall as one of three retail projects being operationalised during the current financial year. The company is also developing a 2.5 million sq ft mall in Gurugram, expected to be operational in 2029.
The ₹500 crore investment in DLF Promenade Goa represents a strategic expansion into Goa's premium retail market, with the project achieving 75% pre-leasing status as of September 2026. As reported by India Real Estate Report 2026, the enhanced premium retail formats have increased the projected capital investment from the original multi-year design estimates of ₹300-350 crore to ₹500 crore. The mall's gross yield potential of approximately 30% (derived from ₹150 crore annual rentals on ₹500 crore investment) positions it as a high-margin, defensive retail asset. DLF's participation in the CITIC Securities Forum on September 23-24, 2026 demonstrates proactive engagement with global institutional investors, while the project's commencement of tenant fit-outs in October 2026 and projected operational launch in February-March 2027 showcase the company's execution capabilities in the premium retail segment.
