
ASK Property Fund, the real estate arm of Blackstone-backed ASK Asset & Wealth Management Group, has invested ₹300 crore in two residential projects in Ghaziabad. According to reports from The Economic Times, the fund has committed capital to Ghaziabad-based real estate developer BRV Group's 4.7-acre development in Vasundhara and NCR-based KW Group's 1.5-acre development in Indirapuram. This latest investment follows the fund's earlier ₹500 crore platform arrangement with realty developer Bhumika Group to invest in real estate developments across key micro-markets in the National Capital Region. The investments come as the housing sector faces significant cost pressures, with construction costs rising 34% over the past five years, creating challenges for developers and investors.
As reported by The Economic Times, ASK Property Fund stated that Vasundhara and Indirapuram stand out as established residential catchments within Ghaziabad, combining established social infrastructure, proximity to key employment hubs across Ghaziabad, Noida and Delhi, and a rapidly strengthening connectivity network. The fund emphasized that these factors enhance the appeal of both micro markets for end-users seeking well-connected neighbourhoods and long-term growth potential. Within Ghaziabad, the fully operational Delhi–Ghaziabad–Meerut Namo Bharat Corridor (Regional Rapid Transit System), Delhi–Meerut Expressway, Hindon Elevated Road, existing Metro links, and domestic airport at Hindon have transformed regional mobility and significantly improved access across the NCR. The strategic timing of these investments addresses the current affordability crisis, as housing prices across India's top 7 cities have increased twice as fast as construction costs over the last five years.
According to Bhavin Jain, co-head and chief investment officer of ASK Property Fund, as reported by The Economic Times, Ghaziabad is emerging as one of the NCR's most compelling residential markets, supported by deep end-user demand, attractive ticket sizes and transformative connectivity through Delhi-Meerut Expressway, Namo Bharat Rapid Rail, Metro links, existing airport and planned connectivity to the Jewar Airport. The investments bring together the local market understanding and execution capabilities of established regional developers with patient and disciplined capital, with the objective of supporting timely project delivery and generating sustainable risk-adjusted returns for investors. However, developers face significant cost pressures, with land values in major cities rising between 50% and 120% between 2021 and H1 2026, according to Anarock data. NCR and Bengaluru saw the highest land price hikes of 70-130% and 60-120% respectively during this period.
As reported by The Economic Times, ASK Property Fund, whose registered entity is ASK Property Investment Advisors (ASK PIA), is the alternative asset investment arm of the ASK group, set up to manage and advise real estate-focused funds. The fund focuses on private equity investments in the self-liquidating residential segment, with ASK PIA having raised ₹10,000 crore since 2009. Its investors include family offices, ultra-high-net-worth individuals, high-net-worth individuals and institutions. Earlier this year, ASK Property Fund invested ₹260 crore in Kanodia Group's real estate venture, Kreeva, and has also committed ₹125 crore to a 20-acre plotted development project in Faridabad. The fund's strategy addresses the current market dynamics where 66% of price increases are linked to construction expenses, while the remaining 34% is driven by external pressures including escalating land costs and shifting market demand-supply dynamics.

The investments reinforce ASK Property Fund's strategy of providing growth capital to residential projects in established markets with strong end-user demand, supporting timely project delivery and generating sustainable risk-adjusted returns for investors. As reported by Anarock, the housing sector faces significant affordability challenges, with average residential capital values surging 59% (a 12% CAGR) between 2021 and 2025, jumping from ₹5,826/sft to ₹9,260/sft, while construction costs increased by 34% (6.9% CAGR) from ₹2,681/sft to ₹3,604/sft. Developers will need to implement calibrated pricing strategies, optimised project specifications, and strategic location choices to navigate these cost pressures while maintaining market competitiveness.
