
According to property registration documents accessed by CRE Matrix, Amazon Seller Services Private Limited has leased a 417,248 sq ft warehouse in Bhiwandi, Thane from Ecobox Industrials Asset V Private Limited under a 9-year agreement. The warehouse is located at Village Dohale and Village Bokhari in Bhiwandi, Thane, and the lease agreement was registered on June 29, 2026. The lease commencement date is June 11, 2026, with rent payments beginning from October 11, 2026 after a rent-free fit-out period of approximately four months. As per Business Standard, Amazon has paid a security deposit of ₹3.79 crore for the transaction.
Under the agreement, Amazon will pay an initial rent of ₹30.34 per sq ft per month, translating into a monthly rental of ₹1.26 crore (₹1,26,59,304). The agreement provides for an annual rental escalation of 5%, indicating that Amazon's lease payments will increase every year during the contract period. Additionally, the tenant will pay common area maintenance (CAM) charges of ₹2 per sq ft per month, amounting to approximately ₹8.34 lakh every month from the rent commencement date. Based on the lease tenure and annual rent increases, the total rental commitment is estimated to exceed ₹168 crore, excluding CAM charges and statutory levies.
The lease has been signed for an initial period of nine years, with Amazon having the option to renew it for another five years by serving a notice at least six months before the expiry of the lease term. As security, Amazon has deposited ₹3.79 crore, equivalent to three months' rent, with the lessor. The agreement also specifies a lock-in period of 36 months for Amazon, while the lessor will remain locked in for the entire lease tenure.
Bhiwandi, located on the outskirts of Mumbai, has emerged as one of India's largest warehousing and logistics clusters, attracting major e-commerce firms due to its connectivity to Mumbai, Navi Mumbai, the Jawaharlal Nehru Port and key highways. The location offers excellent connectivity through the Mumbai-Nashik Highway, the Mumbai-Nagpur Samruddhi Expressway, and the Jawaharlal Nehru Port Authority (JNPA). This latest lease is part of Amazon's broader strategy to expand its logistics network across India through long-term warehouse agreements. In May 2026, Amazon sub-leased 2.78 lakh sq ft of Grade A warehousing space in Nelamangala, Bengaluru, while in September 2025, the company signed a 20-year lease for 5.59 lakh sq ft at a fulfilment centre in Hooghly, West Bengal.
Bhiwandi serves as the warehousing and logistics hub of the Mumbai Metropolitan Region (MMR). According to Savills India, Mumbai recorded 5.5 million square feet of industrial and warehousing leasing in the first half of calendar year 2026 (H1 CY26). India's industrial and logistics sector sustained its momentum in 2026, demonstrating resilience, with absorption reaching 34.8 million square feet in H1 CY26, reflecting a measured 2.4 per cent year-on-year growth driven by manufacturing and third-party logistics occupiers, along with sustained traction from the fast-moving consumer goods (FMCG), fast-moving consumer durables (FMCD), and e-commerce segments.
Separately, Amazon has been expanding its infrastructure beyond fulfilment centres, with Amazon Data Services India signing a 17-year lease for a 4-acre land parcel in Mumbai's Powai with an estimated rental commitment exceeding ₹650 crore, taking its leased land in the area to 13.5 acres across three transactions since 2022. This demonstrates Amazon's comprehensive approach to building long-term infrastructure across India's key markets. In recent months, Amazon leased 2.8 lakh sq ft of warehouse space in Bengaluru's Nelamangala Corridor to expand its logistics operations, while Amazon Data Services also acquired 10.61 acres of land near Mumbai for ₹125 crore, highlighting the company's continued investment in digital infrastructure.
