
Bollywood actor Akshay Kumar has completed another significant property exit in Mumbai's Borivali suburb, selling two apartments in the Sky City project for a combined ₹7.1 crore. According to property registration documents reviewed by CRE Matrix, the latest transaction was registered on June 2, 2026, with Suvarna Rupeshkumar Sakpal emerging as the purchaser. The properties comprise two units on the 35th floor of Tower B at Sky City in Borivali (East), with the larger apartment measuring 1,101 sq ft sold for ₹5.75 crore and an adjoining 252 sq ft unit fetching ₹1.35 crore. The larger unit attracted a stamp duty payment of ₹28.75 lakh and includes two dedicated car parking spaces, while the smaller apartment involved a stamp duty of ₹6.75 lakh and includes one car parking space. As per the documents, Kumar had originally purchased both units from Incline Realty Pvt Ltd in November 2017 for ₹3 crore and ₹67.55 lakh respectively, making this a substantial appreciation over the eight-year investment horizon.
Based on the registered sale value, Kumar has realised an estimated gain of ₹3.42 crore before taxes and transaction costs. The appreciation works out to nearly 93 per cent over an investment horizon of roughly eight-and-a-half years since the original acquisition in November 2017. According to Square Yards documents, the larger unit was purchased for ₹3 crore while the smaller apartment cost approximately ₹67.55 lakh, taking the total acquisition cost to about ₹3.68 crore. The transaction involved stamp duty payments of ₹35.5 lakh and includes a combined three car parking spaces. This latest sale adds to Kumar's active monetisation strategy over the past year, following similar transactions in June 2025 when he sold two apartments in the same Sky City project for around ₹7.1 crore, generating gains of up to 99 per cent over the purchase price.

Kumar's real estate portfolio has also included other significant transactions, including an office space sale for ₹8 crore and a luxury apartment with Twinkle Khanna for a whopping ₹80 crore. In January 2025, Kumar also sold a 1,073 sq ft apartment in Borivali for ₹4.25 crore, while in April 2025, he sold a commercial office space in Lower Parel for ₹8 crore, earning around 65 per cent returns on the investment he had purchased in 2020 for ₹4.85 crore.
In addition to the latest sales, Kumar has also expanded his real estate portfolio through leasing activities. Earlier this year, he leased out a duplex apartment in the Oberoi Complex, Andheri (West), located across the 11th and 12th floors of the Sky Pan building and featuring a private terrace. According to property registration documents reviewed by CRE Matrix, the lease agreement was registered on April 7, 2026, with a starting monthly rent of ₹1.44 lakh. This diversified approach demonstrates Kumar's continued engagement with Mumbai's premium real estate market across both ownership and rental segments.
