
Artificial intelligence adoption in India's real estate sector has become a critical factor in accessing institutional capital, according to a report by GRI Institute, a global real estate and infrastructure think tank. According to the JLL Global Technology Survey 2025 and the Ficci-KPMG joint report, AI adoption in the corporate real estate sector surged to 91 per cent in 2025 from less than 5 per cent in 2023, driven by institutional capital inflows, regulatory tightening and operational demand for data-driven decision-making. As reported by GRI Institute, the rapid integration of AI is creating a structural governance divide where professionalised, digitally equipped developers attract disproportionate capital, while traditional operators face mounting access barriers. The report describes this trend as a "structural inflection point rather than a cyclical experiment," marking a fundamental shift in how institutional investors approach real estate investments.
Some 47 per cent of Indian organisations plan to increase corporate real estate technology budgets by 15 per cent or more over the next three years, according to JLL. According to GRI Institute, construction finance monitoring represents one of the highest-priority investment categories within that technology spending, given its direct link to risk mitigation and capital preservation. The combination of AI adoption rates and planned technology budget increases indicates that institutional operators are seeing sufficient internal returns to justify accelerating deployment. Earlier, institutional investments in Indian real estate stood at $1.7 billion in the first quarter of 2026 (Q1 2026), according to data compiled by GRI Institute's research hub. The sector is witnessing a rapid shift towards AI-driven project monitoring, where institutional lenders and escrow managers are using computer vision and satellite imagery to independently verify construction progress and compare it with fund disbursement schedules, with the objective of preventing escrow leakage.
India's real estate equity inflows reached $30.7 billion between 2024 and Q1 2026, marking an 88 per cent increase from 2022-2023, as reported by GRI Institute. India's proptech market is projected to reach $3.82 billion by 2034 from $1.31 billion in 2025, according to GRI Institute research data. The firm noted that this growth trajectory will disproportionately benefit developers and investors who build AI-ready infrastructure today. Regulatory reforms, including the Reserve Bank of India's Project Finance Directions 2025, are encouraging developers to adopt technology-driven compliance and governance practices, further accelerating AI adoption across the sector.
Key use cases of AI in real estate include computer vision for construction finance monitoring, automated valuation models, predictive land analytics and algorithmic deal-flow matchmaking, according to GRI Institute. Automated valuation models (AVMs) use transaction data, geospatial information and demographic trends to estimate property values, while predictive analytics helps identify suitable land parcels for future development. For institutional investors evaluating greenfield opportunities across India's expanding urban corridors, predictive land analytics compress the due diligence timeline and surface opportunities that traditional broker networks may not capture. AI-driven deal flow matching algorithms connect investors and developers based on investment mandates, risk appetite and geographic preferences, helping reduce friction in capital allocation and improve market efficiency. The report emphasizes that construction finance monitoring, automated valuations and algorithmic deal matching all depend on clean, structured, auditable data, with developers lacking digital infrastructure unable to participate in AI-enabled capital markets.
The increasing use of AI is creating a clear divide within the real estate industry, according to GRI Institute. Developers with strong digital infrastructure and transparent reporting systems are attracting a larger share of institutional capital, while traditional operators face challenges in accessing funding. "The technology adoption gap is, in practice, a capital access gap," the report stated. As noted by Iesh Dixit, Co-Founder & CEO at Powerplay, "The companies that can provide clean, auditable operational data will increasingly find themselves better positioned to access institutional funding, while those operating on fragmented systems may find it harder to meet evolving lender expectations." This structural shift across the industry positions AI-ready developers advantageously for future capital access, while traditional operators without digital infrastructure may struggle to meet evolving institutional investor requirements. Industry experts claim that "clean, auditable, and accessible data is crucial for AI-enabled investment decisions," as a result, developers are investing more in digital ecosystems that enable better reporting, forecasting, and decision-making. The changing investment landscape suggests that "data is now becoming an equally valuable asset as the size of a developer's land bank," with technology revolutionising how developers plan, market, and deliver real estate through customer insights, predictive analytics, and intelligent project management.
