As reported by Mint, Adani Properties was appointed by Maharashtra Housing and Area Development Authority (Mhada) to redevelop Motilal Nagar in Goregaon (West), after emerging as the highest bidder for the ₹36,000-crore project. The 142-acre project was won after the company outbid L&T Realty. The project will be Adani's second-largest redevelopment project after its mega Dharavi slum redevelopment project in Mumbai. According to an Adani Realty spokesperson, the company will start construction for the rehabilitation component for Motilal Nagar this year, marking Mhada's largest and first ever redevelopment project under its Construction and Development Agency model. Latest reports confirm that the project has been announced as a ₹1 lakh crore redevelopment in April 2026, with the company planning to launch 1,600 sq ft homes as part of the comprehensive redevelopment.
According to reports from Mint, Adani Properties Ltd, which operates under the Adani Realty brand, plans to launch premium and luxury projects in Mumbai this year as the city emerges as a key market for the developer. The company will launch the first 5-6 acres of a cluster redevelopment project in Goregaon (West), featuring 1,300-1,400 homes with most being two- and three-bedroom apartments priced at ₹34,000-35,000 per sq. ft. Additionally, the developer is preparing to launch its ultra-luxury project at Bandra Reclamation, which will be sold by invitation only with the first phase featuring around 140 homes of about 5,000 sq. ft each, spread across five acres, and priced at around ₹120,000 per sq. ft. Both projects are in their last leg of approvals with significant market interest, with the Bandra project receiving enquiries from domestic HNIs even before launch.
According to Mint reports, both projects are in their last leg of approvals with significant market interest. There are a lot of enquiries for the Bandra project even before launch, mostly from domestic HNIs (high net-worth individuals). Some site-level work has already started at the location. The company's management believes that adequate road infrastructure should be present before a project launches, in order to get a premium on the pricing for sale, which is more relevant to locations such as Panvel (Navi Mumbai) where Adani Properties has a large land parcel. The latest developments show strong market response across Mumbai's luxury segment, with multiple developers launching premium projects in Bandra, Versova, and other prime locations.
As reported by Mint, Adani Properties, run by Gautam Adani and his family, emerged as the biggest value creator during the year in the 2026 Grohe-Hurun India Real Estate 150, published in July. Its valuation rose by ₹38,000 crore to ₹90,400 crore. Gurugram-based DLF Ltd remained India's most valuable real estate firm, with a valuation of ₹1.46 trillion as of 29 May, the cut-off date for the list. According to Anuj Puri, chairman of Anarock Group, large, established developers like Adani Realty have strong brand pull and the ability to sell, with luxury project launches where homes are priced above ₹20-30 crore doing extremely well. The company's recent announcement of the ₹1 lakh crore Motilal Nagar redevelopment further strengthens its position in Mumbai's premium real estate market.
