Realty firm Omaxe Ltd has signed an initial pact with Lemon Tree Hotels' arm to manage 10 hospitality projects being developed by the company with an investment of ₹4,000 crore. According to reports from CNBC TV18, the company informed in a regulatory filing on Friday that it has entered into an MoU with Carnation Hotels Pvt Ltd, a wholly-owned subsidiary of Lemon Tree Hotels, to operate 10 hotel projects across India, comprising 4,000 keys. The partnership, first revealed in June 2026, represents part of Omaxe's ambitious ₹6,200 crore hospitality expansion to develop 19 hotels across five Indian states. As per the latest regulatory filing dated October 16, 2026, this strategic alliance combines Omaxe's extensive real estate experience with Lemon Tree's established hospitality expertise to accelerate growth in diverse markets.
The 10 projects entail an estimated investment of about ₹4,000 crore and span eight locations including Lucknow, Vrindavan, Amausi, Ghaziabad, Greater Noida, Amritsar, Kaushambi and Faridabad. Key developments in this portfolio include Bus Terminal in Jankipuram with 500 keys and Bus Terminal in Vrindavan Yojna with 330 keys in Lucknow, Omaxe BeTogether Centre Point near Amausi airport with 693 keys, and Service Apartments in Amritsar with 745 keys among others. The properties will be operated under Lemon Tree Hotels' brand portfolio, catering to a mix of hospitality segments. The projects will follow a sale-led development model, with Omaxe planning to finance these developments through sales proceeds, thereby avoiding reliance on loan funding. This strategic approach enables disciplined capital deployment while maintaining operational flexibility across different market segments.
According to CNBC TV18, Mohit Goel, Managing Director of Omaxe Ltd, emphasized India's expanding hospitality opportunity beyond established metropolitan markets. Goel noted that Tier 2 and Tier 3 cities are emerging as important destinations for business, leisure and pilgrimage travel. He highlighted that temple towns, growing commercial centres and transit hubs each have distinct accommodation needs, creating opportunities to develop hospitality assets. The arrangement with Lemon Tree Hotels brings established operating expertise to this strategy, while Omaxe's sale-led development model enables disciplined capital deployment. Neelendra Singh, Managing Director of Lemon Tree Hotels Limited, remarked on the strategic benefits, stating that "Tier-2 and Tier-3 cities have long been central to our India growth strategy, and this operating arrangement lets us scale it faster, from transit hubs in Lucknow to temple towns like Vrindavan." This alliance accelerates their asset-light growth strategy by combining developer scale with operating strength.
The project development and commissioning timeline is projected to range from nine months to five years, varying with each individual project. This strategic approach allows for phased development across different locations, ensuring optimal timing for market entry and operational efficiency. The portfolio tentatively includes Omaxe Eternity-II (501 keys) and Omaxe BeTogether Courtyard (81 keys) in Vrindavan, Omaxe BeTogether Centre Point, Ambedkar Road, Ghaziabad (215 keys), and Omaxe Connaught Place in Greater Noida (150 keys). Additional projects listed are Omaxe BeTogether Centre Point, Tower 1, Kaushambi (350 keys) and World Mall, Sector 79, Faridabad (435 keys). The hotels will be located in key urban and semi-urban locations such as Lucknow, Vrindavan, Amausi, Ghaziabad, Greater Noida, Amritsar, Kaushambi, and Faridabad, reflecting Omaxe's strategic focus on integrating hospitality with its broader real estate and urban development portfolio.
