IT services and consulting firm Accenture has signed a significant office space lease agreement in Bengaluru's Pritech Park Special Economic Zone (SEZ). According to transaction documents accessed by Propstack, the company will lease over 5.67 lakh square feet of office space for a total rental outlay of ₹269 crore to be paid over a five-year period. The lease commenced on March 1, 2026, with the monthly rental rate set at ₹76.20 per square foot for the chargeable area of 5,66,617 square feet, resulting in a monthly rent outgo of approximately ₹4.32 crore. The agreement requires Accenture to provide a security deposit of ₹16.11 crore and includes a rent escalation of 12 per cent every three years.
The agreement encompasses both renewal and expansion components of Accenture's existing footprint in the region. As reported by Propstack, the deal includes a renewal of an earlier lease for 4.41 lakh square feet of space, along with an additional acquisition of 1.26 lakh square feet. The leased space will experience a rent escalation of 12 per cent every three years every three years, providing cost protection for the company's long-term occupancy commitment. The additional premises can be used for general purposes, including offices, IT and IT-enabled services, and other standard commercial activities permitted under the SEZ unit approval, including employee cafeterias and other facilities.
This Bengaluru lease follows Accenture's other significant office space acquisitions in recent months across multiple Indian cities. According to Propstack documents, in April 2026, the company leased approximately 3.45 lakh sq ft across five floors at Phoenix Millennium Towers in Wakad, Pune, through two separate lease agreements with Alyssum Developers Private Limited. Additionally, Accenture leased an additional 109,000 square feet of office space in Coimbatore's Tidel Park at a monthly rent of ₹83.75 lakh for five years, bringing its total office portfolio at Tidel Park to approximately 153,000 square feet. Around three months ago, Accenture Solutions Pvt Ltd leased nearly 1 million sq ft of commercial office space in Hyderabad for a 10-year period at a total rent exceeding ₹1,000 crore at Aparna Technopolis in Kondapur.
The leasing activity occurs amid continued demand for office space in India's tier-I cities, with Bengaluru remaining one of India's largest markets for technology companies and global capability centres (GCCs). According to a Knight Frank India report, large office transactions involving 100,000 sq ft or more remained a major component of India's commercial real estate market during the first half of 2026, with the eight leading Indian cities recording 28.2 million sq ft of leasing activity through such large transactions. Bengaluru has traditionally dominated India's office leasing volumes, seeing office transactions spanning 14.1 million square feet in H1 2026, more than any other top Indian market. Latest data from Colliers India shows that gross office leasing rose 9% annually in the July-September quarter across seven major cities, with Bengaluru specifically recording 11% growth to 5.2 million sq ft during this period.
